The rents in Sofia mark a rising development

  No vastly alteration in rents is noticed from the beginning of the year up to now. There is a slight rise to the prices in the quarters Lozenets, Studentski grad and Vitosha. As a whole a rise in prices is seen at the small apartments situated in the prestige regions of the capital and at the areas with intensive construction- Mladost, Dianabad, Lulin. The real estate in the traditional prestige regions- Oborishte, Lozenets, Iztok and Ivan Vazov hold the highest rent prices. The offering of big, luxury well-appointed and repaired properties over there is the biggest. The prices reach up to 1200-1500 euro monthly rent. It is another question, how much time it takes to find a tenant for this price. At the moment the rent market is characterized with steadily searching, one continues rate, which by me will retain until the end of the year. The tenant biggest interest is towards Studentski grad, the areas around the universities, the south regions and of course the city centre. Respectively the prices in the pointed regions keep the highest levels. Very serious position in the searching takes Mladost quarter. The reasons are the strategy place of the region, the intensity construction the available big trammel shops and the extension of Business Park Sofia, whose employees search for middle class real estate properties on prices between 300-400 euro. As one might say searching is the weakest in the outermost from the city centre regions as Lulin, Obelq and Drujba, in spite of the low levels of rents there. Despite that in concern with past periods the dynamics is weaker, as a whole the market of real estate properties marks ascending development. One of the most important factors for this is the tightened up banking credits and the rising interest on credits, which make more and more people to pass from purchase to a rent.  Source: office “Rentals in Sofia
